C. New Business
- A thanks to Groundskeeper for the care of the grounds for the 4th of July celebration.
- Lot 20 wants to swap boat slip from Slip 3 for Slip 29 and realtors want to purchase Slip 3 to sell with Lot 19. We have 3 remaining slips for sale to prospective home owners. The sale price was discussed and set at $2,500. The realtors will take care of paperwork to transfer registration of lots and new boat slips to new owners. Steve Pinnell moved to accept conditions and transfers, Don Nunley seconded. Motion passed.
- It was noted that we have a sewer infiltration problem and this problem will be look into as to where the trouble is occurring.
- Lot 15 access easement was signed by the Secretary and Jane Emanuel. it was moved by Don Nunley and seconded by Sandy Granum to select Jane Emanuel to replace the Vice President who was not available for signing. This was necessary as the access agreement pertained to property owned by the President and having him sign would have constituted a conflict of interest.
- Water Meters are to be installed in the condos as soon as arrangements can be made with condo owners for access to units by the plumber.
- We have enough money on hand to begin installation of more water meters in the fall.
- It has been reported that “Swimmers Itch” is prevalent. It was decided to install signs reading “Swimmers Itch present; No Life Guards on duty; Swim at own risk”. Discussion on geese repellant was discussed. Nothing firm was decided. Don Nunley moved to have signs made and Lisa Divelbiss seconded. Motion passed.
D. Old Business
- A discussion on dumpsters being installed and overflowing capacity.
- The Sheriff Dept. Deputy did not show up at 4pm as requested and when the Deputy did show, went to the Sheriff’s boat and did not return until approximately 7pm. Don Nunley was going to talk to the Sheriff about it. it was moved to have our own gate security next year in conjunction with the Sheriff’s Deputy since the deputies do not man the gate to assist guests attempting to gain access.
- There was discussion concerning the website. Some were unable to find it and others were greeted by “website under construction”.
- A letter pertaining to the fence Rygaard’s had built has not been responded to yet.
- It was moved by Don Nunley and seconded by Lavonne Elliot to deactivate “Gate Cards” if owners do not pay “Assessments”, “Dues” or “Water” when delinquent. It was determined that bills were delinquent when the first notice of delinquency is sent after 30 days. The second notice of delinquency had a $35 delinquency charge attached. The 3rd notice of delinquency caused shut off of services.
- It was also decided that dues were to be paid in 30 days or half in 6 months. 30 days late and a delinquent notice would be sent with 30 days to pay or water would be shut off.
There being no further business, the meeting was adjourned at 1:30pm.
